Frequently asked questions

Got questions about mortgages? You aren't alone. Here are some of the most common questions we get from first time buyers, remortgagers, the self employed and those with credit issues.

Most mortgage advisers in the UK are paid by the lender when your mortgage completes. Some advisers also charge their clients a fee on top of this - we don't. We believe that mortgage advice should be free and accessible to everyone.

A mortgage is one of the biggest financial commitments that you will make and so getting it right matters. We compare a huge range of lenders, rates and criteria to find the most suitable mortgage for you not just what one bank is offering. We will do the application for you, deal with the lender on your behalf and keep everything on track, saving you time, stress and often money. All fee-free.

How much you can borrow depends on your income, outgoings, credit history and deposit. Most lenders will offer 4 to 4.5 times your income but there are other lenders that offer far more than that. We compare lenders to find the best fit for your situation and maximise what you can borrow.

You can usually start looking to remortgage up to 6 months before your current deal ends. This gives you time to review things early and ensure that you wouldn't go on to the higher standard variable rate. We will review your options, whether you simply want a new rate or if you want to release money for home improvements, consolidating debts or any other purpose. If the interest rates go down before you complete, we can look to change this over for you.

Yes - while being self employed can be a little trickier but different lenders assess income in different ways. Whether you are a sole trader, a limited company or a partnership, the key will be looking at how long you have been trading and what income you have taken during that time. We match you with lenders who understand self-employed income to give you the best chance of approval.

We have significant experience helping individuals with missed payments, defaults, CCJs and  debt management plans. We review your credit report and match you with suitable lenders, starting with high street options where possible.

Being declined in the past doesn't mean that you cannot get cover now. We work with a panel of insurers and we assess your circumstances including your existing cover, work benefits and your health. We will explore life insurance, critical illness cover and income protection to find the most suitable provider for your needs and your budget. We also have access to providers that offer accident based cover should typical insurances not be available at this time.
